Investments in ready-made commercial real estate in the capital grew by 70% over the year
In 2024, investments in the purchase of ready-made commercial real estate objects in Moscow exceeded 600 billion rubles. It is almost 70% more than the index of 2023 and the absolute maximum for the last 10 years. This was reported by Maria Bagreeva, Deputy Mayor of Moscow, head of the capital's Department of Economic Policy and Development.
“The growth was provided primarily by transactions in the office sector. They accounted for almost two-thirds of the total investment volume. The second place is occupied by warehouse real estate, investments in which exceeded 120 billion rubles. In this segment, buyers' interest in such formats as warehouses combined with production and office space, as well as data centers, increased significantly. Last year about 60 bln rubles were invested in retail facilities. About 10 billion rubles were invested in the hotel sector, and about the same amount of investors sent to acquire facilities in multifunctional centers,” - said Maria Bagreeva.
According to the results of 2024, Moscow accounted for 77% of all transactions with ready-made commercial real estate objects in the country. This is 18 p. p. higher than in 2023, and five percentage points more than the average for the last 10 years.
Last year also saw a significant increase in investments in the construction of new commercial real estate. According to the Investment Projects digital platform, in January 2025, over 350 projects worth almost two trillion rubles were in the active implementation stage. Compared to 2023, the volume of investments increased by about a quarter. Almost half of these funds were invested in the construction of multifunctional complexes and business centers, a little less than a third was invested in the construction of apartments, another quarter is accounted for shopping centers, logistics facilities, entertainment complexes and hotels.
The bulk of commercial facilities are located within the boundaries of the Moscow Ring Road. The majority of business and multifunctional centers are located in the Central, North-Western and Southern Administrative Districts. The largest logistics hubs are mainly located in the Novomoskovsk and Troitsk districts.
“Construction of commercial facilities in the capital is carried out taking into account the current infrastructure needs of residents. In 2024, Mosgosstroynadzor issued 66 permits for the construction of buildings, which provide office and retail space. The total area of these objects exceeded 1.48 million square meters”, - said the chairman of the Committee of State Construction Supervision (Mosgosstroynadzor) Anton Slobodchikov.
In turn, Maria Bagreeva noted that investments in commercial real estate change the look of the city, positively affect the convenience of residents and guests of the capital, as well as contribute to the development of business activity. Investments in office real estate contribute to the creation of new jobs, including for highly qualified personnel. The demand for new office space in 2024 was formed by transportation and logistics companies, financial sector, IT, business services - technological industries that create the basis for economic growth and innovation.
